What does preventative maintenance include?

Because every facility and every HVAC system is different, we tailor every preventative maintenance contract to the needs of the customer, taking into account the application, infrastructure and budgetary needs. For example, a smaller retail store might require a more basic maintenance package, while an HVAC system for a cleanroom might need constant monitoring and upkeep to maintain optimal conditions in the room. Depending on your specific needs, options for preventative maintenance may include the following:

  • Periodic filter replacement and basic inspection
  • Regular inspection of critical working parts
  • Checking and adjusting refrigerant levels
  • Lubricating motors and bearings
  • Cleaning the unit of debris
  • Indoor air quality analysis
  • Calibration of controls
  • Checking condensate drain
  • Off-site or on-site monitoring, making adjustments as needed

UMI can provide service and preventative maintenance for nearly all HVAC systems, even if they are not installed by our company—including (but not limited to) systems manufactured by Trane, Honeywell, Carrier, Johnson Controls and Andover.
